       Recognizances Rents Charges and Arrearages of Rent the Rents and Services
       becoming due to the Chief Lord or Lords of the Fee or Fees thereof only excepted
       and foreprized and of and from all Claims Intanglements and Incumbrances
       of what nature or kind so ever and also the whole Right Title Claim Interest and
       Demand of him the said Philip Thomas of in and to the Premisses and
       Appurtenances and every part thereof and further that the Said Philip Thomas
       is now the true and Legal Owner and Possessor of the said Premisses and
       Appurtenances and every part thereof and hath full power and Authority to
       Sell Alienate and Convey the same in manner aforesaid being absolutely
       Seized thereof in good sure Indefeazable Estate of Inheritance in fee simple
       without any Manner of Contingent trust Limitation or Restraint whatsoever
       and that the like good Estate shall be hereby invested in the said
       John Thomas his Heirs and Assigns forever   And Likewise that he the
       said Philip Thomas shall and will forever Warrant and Defend the said
       Premisses and Appurtenances to him the said John Thomas his Heirs and
       Assigns from and against himself his Heirs or any person or Persons claiming
       any Right Title or Interest therein or thereto from by or under him  And
       Lastly that he the said Philip Thomas his Heirs Executors and Administrators
       and every of them shall and will at any Time when Reasonably
       requested hereafter (so it be at the proper Cost and Charges in Law of him the
       said John Thomas his Heirs and Assigns) make do execute and suffer all such
       further Acts Things Devises and Assurances in Law whatsoever for the better
       Establishment of the said Land Premisses and Appurtenances to him the said John
       Thomas his Heirs and Assigns which by his or their Council learned in the
       Law shall at any Time be requested Devised advised or required  In
       Witness whereof the said Parties to these Presents have interchangeably
       set their Hand sand Seals the Day and Year above written
       Signed Sealed and Delivered
