       Former Deed or Deeds or any other Matter or thing
       whatsoever and that the said Amos Garrett & his heirs
       or assignes shall contine and be seized of all &
       singular the before menconed bargained premisses
       of a good Lawfull Perfect absolute sole & indefeazable
       Estate of Inheritance in fee simple to the said
       Amos Garrett his heirs and assignes own proper
       use and behoof without any cond.n Mortgage
       Limitation of use or uses or any other thing to
       Alterr Change Determine or Incumber the same
       or any part or parcell thereof and that he the
       said Jn.o Buckinham will forever hereafter ^warr.t &^ Defend
       the same forty Acres of Land lying in Baltemore
       County and ^one^ Other Tract of Land called Lunns add.n
       cont.a fifty five acres lying in Ann Arundell County
       unto him the said Amos Garrett his heirs and
       assignes ag.t all and every Manner of pson or psons
       whatsoever claiming any interest to the s.d two Tracts
       or any part or parts thereof by the Lands runing
       into Elder or more ancient surveys or otherwise
       as alsoe any pson or psons claiming ^from^ by or under him
       the said John Buckinham as alsoe from all former
       Bargains Sales Joynters Dowers Statutes Judgm.t
       Recognizances Arrearages of Rent for forfeitures and
       all other Charges and Incumbrances had made or Done
       before the sealing and Delivery hereof and lastly
       that he the said John Buckinham doth covenant
