       Runing thence East Thirty Perches thence North halfe a
       a degree Westerly Untill a Line Drawn West to Intersect a
       North Line Drawn from the Afore Said Hiccory shall
       Include Twenty Acres of Land Together with all Timber
       Houses buildings & Improvements whatsoever to the same indentor
       in anywise appertaining To have and to Hold the
       Twenty Acres of Land Pmises & Appertenances & Every
       Part thereof with the Revercon or Revercons Remaind ^or Remainders^ to
       him the said Philip Thomas his heirs & assignes forever
       To be held of the Chiefe Lord of the fee or fees thereof by the
       rents & services thereof Due & of Right accustomed so that
       Neither he the Said William Richardson nor his heirs nor any
       Person or Persons for him or them or in his or their name or names
       Shall or will by any ways or means hearafter have Claim
       Challenge or Demand any Estate Right title or interest of in
       or to the Pmises or any part thereof but from all & every Estate
       Right Title or Interest of in or to the Pmises or any part
       thereof they & every of them are & shall be Utterly Excluded
       for ever by these Psents & the Said William Richardson
       for him selfe his heirs Ex.rs & Adm.rs doth covenant grant and
       agree & with the Said Philip Thomas his heirs & assigns
       that he the said William Richardson his heirs Ex.rs or
       Adm.rs shall & will at any time hearafter when Resonably
       requested (so it be at the Proper Costs & Charges of the said
       Philip Thomas his Heirs or Assigns make doe execute and
       suffer all such further acts things Devises & Assurances
                                                                            (according)
