       at the time of the ensealing and delivery hereof
       is ^free &^ clear of and from all and every former and other
       Grants bargains sailes Mortgages and Incumbrances
       whatsoever had made committed or done by the said
       Thomas Richardson and that this present Grant
       & Sale of the said land and premisses to him the said
       Hezekiah Clerk his heirs & assignes for ever shall
       & will warr.t and defend of and from all and all
       Manner of Psons whatsoever claiming any Right
       Title or Interest thereunto by from or under
       him the said Thomas Richardson his heirs or
       assignes or by from or under him them or either
       of them    And Lastly the said Thomas
       Richardson doth Covenant Promise and Agree for
       himself his heirs executors and administrators
       to and with the s.d Hezekiah Clerk his heirs
       & assignes that he the said Tho.s R.dson his heirs Ex.rs
       & Adm.rs shall and will from time to time & at
       all times hereafter at the reasonable request
       and at the cost & chages in the Law of the said
       Hezekiah Clerk his heirs & assignes make
       such further & other Grantt & assureance
       for the sure Makeing & Confirming the afd
       Land & Premisses unto the said Hezekiah Clerk
       his heirs and assignes for ever according to the
       true intent and Meaning hereof as shall by his
       Council Larned in the Law be Reasonably devised
       advised or required In Wittness whereof
       the partie first above Named in these presents hath
