       and singular the premises buildings plant.a and appurtences
       thereunto belonging or in any wise appert.a and the Reversion &
       reversions remainder and Remainders thereof and all the Right
       title Interest use posn Claime and demand whatsoever of him
       the s.d James Richardson of in and to the said Land & p.rmises
       to the s.d Jn.o Brice his heires and assignes for ever To have and
       to hold the aboves.d pcell of Land being part of Richardsons
       Outlett Cont.a five hundred and eight acres of Land with the
       premises and apputts thereunto belonging unto him the s.d Jn.o Brice
       his heires and assis for ever to the only proper use and behoofe of the s.d
       Brice his heires and assis and to none other use Intent or purpose
       w.tsoever & the s.d James Richardson for himself his heires ex.rs and ad.rs
       doth Coven.t promise Grant & Agree to and w.th y.e s.d J Brice his heires
       and assignes that the above bargained p.rmises are at the time of
       Ensealing & Del.ry of the s.d p.rsents the the proper estate & Inheritance
       in fee simple of the s.d James and are Clear & free of & from
       all and all Manner of Incumbrances whatsoever whether
       by statutes Judgm.ts Recognizances Mortgages Gifts Grants
       Dowerys Sales former surveys or any other ways or meanes
       whatsoever and that there is the Quantity Remains in the
       said tract Clear (save only and always foreprized the Quit Rents
       now to grow due to the Lord propry) and that he the afd James shall
       and will Warrant and for ever Defend the same above bargained
       premises with their appurtenances unto ^him^ the said John his heires &
       assignes for ever against all Manner of Persons whatsoever
       Claiming or to Claim by from or under him the s.d James & his heires
       or by from or und.r any pson or psons w.tsoever & that y.e s.d James &
       his heires shall and will at the Cost & Charge of the Law of s.d
       John at all times hereafter make doe and suffer and acknowledge
       any and all Manner of further or other deed or deeds act
       or acts thing or things whereby the aboves.d Land & p.rmises may
       more surely be made over unto y.e s.d J Brice as the Councill
       (Learned in Law) of s.d Brice shall advise or device Provided
       always and it is the true Intent and Meaning of these psents
       that if the afd James Richardson his heirs ex.rs ad.rs or assignes doe
       well and truly pay or Cause to be paid unto the afd John Brice his
