       Sedwick his heirs Executors Adm.rs or assignes or any of them
       Doe well and Truely pay or cause to be paid unto the said Charles
       Carroll his heirs Ex.rs Adm.rs or Assignes at or upon the 22.d day
       of January which Shall be in the year of our Lord god one
       thousand seven hundred and twenty one the full and Just
       sume of thirty six pounds sterl mony with Lawfull
       Interest free and Clear of and from all and all Manner of
       Charges Taxes Assesments and Impositions whatsoever or
       howsoever that then and from thence forth this psent Grant
       Bargaine and sale of all the pmisses shall Cease Determine
       and be utterly voyd frustrate and of none Effect or Else the same
       shall stand and remaine in full force any thing in these
       psents contained to the contrary thereof in any wise notwithstanding
       and the said Elisha Sedwick for himself his heirs
       Ex.rs and Assignes and every of them Doth Covenant promise and
       Grant to and with the said Charles Carroll his heirs Ex.rs Adm.rs
       and Assignes by these presents that in case Default shall be
       made of or in payment of the said sume of thirty six pounds
       sterl mony with the Interest before herein menconed or any
       part thereof at the day time and place before specified that
       then and from thence forth and at all times afterwards it shall
       and may be Lawfull to and for the said Charles Carroll his heirs
       Ex.rs Adm.rs and Assignes to Enter into have hold use occupy
       possess and enjoy all the said peice of Land and all the other
       the pmisses Dureing all the Terme of nine hundred ninty nine
       yeares by these psents Granted without any Lawfull Lett
       Suit Trouble Deniall Disturbance or Interuption of or by him
       the said Elisha Sedwick his heirs Ex.rs Adm.rs or Assignes or
       any of them or of or by any other person or psons whatsoever
       and that then he the said Elisha Sedwick shall and will
       make do acknowledge suffer and execute all and every
       such Act and Acts thing and things Devise and Devises
       whatsoever for the further and better Conveying and
