       being had may more fully and at Large appear togeather with
       all and singular its Appurtenances To have and to hold
       y.e same unto him the s.d Charles his heirs and assignes forever
       & y.e s.d Rich.d doth hereby convenant w.th y.e s.d Cha.s that y.e s.d Tract
       is clear and free of all Incumbrances whatsoever & y.t he will warr.t
       & Defend y.e same against all persons to him y.e s.d Charles his heirs
       assignes forever  Provided Nevertheless and it is y.e true intent
       and meaning of these presents y.t if y.e s.d Rich.d his heirs ex.rs or
       adm.rs shall upon or before y.e tenth day of Sept.r next pay unto
       y.e s.d Cha.s y.e s.d sume of one hundred twenty five pounds sterl
       w.th Legall Interest y.t then this deed to be Void and of noe Effect
       otherwise to remaine Absolute and In full force In Wittness

       hundred and sixteen Between Rich.d Smith of Patuxent in
       Maryland Gent of the one part and Charles Carroll of the
       City of Annapolis Esq.r of the other parte wittnesseth y.t the s.d
       Rich.d for and in consideracon of y.e sume of Three hundred
       pounds ster to him in hand paid by the said Charles the
       receipt whereof he doth hereby acknowledge and thereof doth
       Acquitt the said Charles his exec.rs and adm.rs hath Given
