       streight line to the first bounder conta three hundred and
       twenty perches acres of land more or Less And alsoe
       all that two hundred and fifty acres rema unsold of a
       Tract called Ryleys discovery Lying in Prince Georges
       County afd And alsoe all that hundred and ninety
       five acres remaining unsold of a Tract of land ^called^ Newfound
       Land lying in the said county of Prince Georges
       together with all and singular the Rights members
       and appurtenances to the said ^severall tracts and parcells of land belonging or in any wise appertaining To have and to hold the said severall tracts and Pcells of Land and premises with their appurtenances with he the said^ Charles Carroll his heirs &
       assignes forever To and for the only proper use and behoofe
       of him the said Charles Carroll his heirs and assignes
       and to no other use intent meaning or purpose ^or construction^ whatsoever
       And the said Hugh Riley Doth by these presents
       covenant promise grant and agree to and with the said
       Charles his heirs and assignes in manner and form following
       that is to say that the said severall tracts and parcells of
       land and p.rmises are at the Time of the Ensealing and
       Delivery of these p.rsents clear and free of and from all &
       all manner of incumbrances ^whatsoever^ whether by statutes Judgments
       Recognizances forfeitures or attainders of him the
       said Hugh or by any other ways or meanes whatsoever
       save only the Quit Rents hereafter to grow due to the
       Right Honourable the Lord proprietary and that all &
       every the said Lands & premises against all and all
       manner of persons whatsoever he will now and at all
       times hereafter warrant and Defend unto him the said
       Charles his heirs & assignes forever  In Testimoney
       whereof the said parties have hereunto interchangeably
       sett their hands and affixed their seales the day
       and year above Written                  Hugh Riley   (seal)
       Signed Sealed and Delivered in the presence of
