       of Maryland and Avalon &c.a  Did by his Deed of pattent
       grant or pattent und.r his great seale then used in the said
       province of Maryland for granting of Lands bearing date
       the first day of June Annoq dom one thousand six hundred
       and eighty five and for the consideration therein mentioned
       grant unto him the said Richard Johns all that Tract
       or parcell of Land called the Groves Lying and Being in
       Baltemore County upon the head of a River called Bush
       River and upon the south east west branch of the said
       River at a bounded white oake standing upon the south
       side of the said Bra^n^ch opposite to a bounded beech on the
       North side of y.e Branch being the first bounded Tree
       of a parcell of land called Popplar Neck then runing
       from said Tree west south west four hundred and eight pr
       parralell with the Long line of a Tract of land surveyed
       for Rob.t Clarkeson of Ann ard.ll County to a bounded red oake
       standing on a Ridge from thence Running North north
       west five hundred perches to a marked Black Walnutt
       standing Likewise on a Ridge from thence runing
       East North East four hundred & eighty perches to a
       Marked poplar standing by the afd Branch then with
       a streight line drawn with the said Brach to the first
       bounded Tree Conta and laid for one thousand acres
       hundred and fifty as more or Less Togeather with all
       Rights Proffitts & Benefitts thereunto Belonging To
       have and to hold y.e same unto the said Richard Johns
       his heirs and assignes forever to be holden of his Lordship &
       his heirs as of his Lordships Mannor of Baltemore und.r
       such rents Covenants Conditions Limitations and Exceptions
       as in and by the said recited deed of grant or patent relacon
       being thereunto had more at Large it doth and may app.r
       And whereas by Ind.r bearing date the seventeenth day
       of Decemb.r in the year of our Lord God one thousand six
       hundred and eighty one made or mentioned to be made
