       twenty Years Remaining and shall bring or cause to be
       Brought on the day afd to the said James his ex.rs adm.rs or
       assignes dwelling a note from y.e sherr from^or^  the time being
       as afd of his acknowledgment of the Quantity of Tobacco
       aforesaid Lodged in his hands for the purpose afd And
       further y.e said John George and William Do Covenant
       and Agree that in Case the Rent of Fifteen hundred pounds
       of tob.o p Year as afd the First payment to be made being
       to be on the tenth day of Novemb.r one thousand seven hundred
       and sixteen shall be in arreare the time of ^three^ six months that y.t
       it shall be lawfull for the said James his ex.rs adm.rs or assignes
       either to have his action at law for the same ag.t them or
       either of them their or either of theirs ex.rs or adm.rs or at
       his choice and election to declare this Lease and every
       Clause therein to Cease and be Void and upon such the said
       James his ex.rs and adm.rs and assignes Declaration y.e
       said Lease to be void to all intents and purposes And ^further^ the sd
       John William & George Do for themselves and each of them
       their and each of their heirs ex.rs adm.rs and assignes
       covenant and agree to and with the said James his ex.rs
       adm.rs and assignes to plant on each hundred acres an
       orchards of an hundred ^apple^ trees of winter fruite at least
       thirty fott distance each And at such convenient distances
       on each hundred acres as may be And y.e said trees so to
       Nourish tend trim and inclose as to leave one hundred
       bearing trees well fenced at y.e expiration of his LEase
       And Lastly Doe for themselves and each or either of them
       Covenant Promise & Agree dureing the time and terme of
       their Lease to Committ noe wast on the land or timb.r thereon
       of any sort dureing y.e terme afd and they the said John
       William and George doe for themselves and each of them
       their and each of their heirs ex.rs adm.rs covenant promise
       grant and agree to and with the said James his ex.rs adm.rs
       and assignes that they the said John William & George
       their ex.rs adm.rs and assignes at the expiration of the time
       and terme afd they shall leave three plantations in
