       both the parcells of Land before mentioned containing by
       estimation four hundred fifty & three acres more or Less togeather
       with all gardens pastures orchards houses woods and underwoods
       and underwoods Timber and Timber trees and all and other
       appendances and appurtenances whatsoever thereunto belonging
       or in any wise appertaining To have and To hold the
       before mentioned Lands and p.rmises with their and every of their
       appurtenances unto him the said Joseph Howard his heirs and
       Assignes forever and to the only proper use of the said Joseph
       Howard his heirs & assignes and to noe other use Intent & purpose
       whatsoever and the said Robert Baily doth for himselfe his heirs
       Ex.rs and Adm.rs covenant promise grant & agree to & with the said
       Joseph Howard his heirs & assignes that the said Robert at the
       time of perfecting hereof is and stands seized of a fee ^full^ and perfect
       Estate of Inheritance in fee simple in all and singular the
       before mentioned ^bargained^ Land & p.rmises with their & every of their
       appurtenances not to be over thrown or Defezanced by any sort
       of Intanglement or Incumbrances whatsoever and that he the
       said Robert now hath in himselfe full power and Lawfull
       authority the afd Lands & p.rmises with their & every of their
       appurtenances to sell alien Enffeoffe and Confirm unto the
       said Joseph Howard by these p.rsents That is to say that ^he^ the said
       Robert Bailey & his heirs shall forever hereafter warrant
       and Defend all & singular y.e before bargained Lands & p.rmises
       with their & every of their heirs appurtenances to the said Joseph
       Howard his heirs and Assignes forever as well against him the
       said Robert Bailey his heirs Ex.rs Adm.rs and Assignes as all and
       every other person or persons whatsoever Claiming or Deriveing any
       Right title or Interest to the same or any parte thereof and
       that the said Joseph Howard his heirs and Assignes shall and
       m^a^y for ever hereafter peacably and Quietly Occupie possess
       and Injoy all & singular all the Bargained Lands & premises
       with their appurtenances without the Let suit hindrance molestation
       and y.e said y.e said Robert Baily doth covenant promise and
       agree to & with y.e sd Joseph Howard his heirs and assignes
