       thereof stand seized of a good sure firm title and Estate of
       Inheritance free and Cleare of all Incumbrances whatsoever the
       rents and services for the same from this time to become due and
       Payable to the Lord and Lords of the fee and p.rmises only Executed
       and preprized And that the said Tho.s Underwood and Mary his
       wife hath good Right and full & Lawfull Authority to grant bargaine
       sell the same & every parte & parcell thereof to him the s.d Peter
       Joy his heirs and Assignes in manner and forme as in these presents
       before is Expressed and alsoe the said Peter Joy his heirs and Assignes
       the Land & p.rmises shall & may from henceforth forever Peacably
       & Quietly have hold occupy possess and Injoy without the least
       Interruption or Disturbance of him the said Tho.s Und.rwood or Mary
       his wife or their heirs Ex.rs Admstrators or any other Person w.htsoever
       And the said Tho.s Underwood & Mary his wife doth further
       Covenant to & with the said Peter Joy him & his heirs Executors
       Admstrators and Assignes the Land and Premises afd with
       the Appurtenances to the s.d Peter Joy and his heire against all
       manner of person or persons whatsoever shall & w^i^ll for ever warrant
       and Defend by these presen.ts and the s.d Tho.s Und.rwood and Mary
       his wife their heirs Ex.rs & Admstrators doth Covenant grant &
       agree to and with the said Peter Joy his heirs and Assignes by these
       p.rsents that he the said Tho.s Underwood & Mary his wife att any time
       whensoever the said Peter Joy shall Requier to be made don acknowledged
       and executed such further act or acts Thing or things Assureance
       or assureances In the Law for the better assureing and Conveying
       the above mentioned land and p.rmises to the said land premises
       to the s.d Peter Joy his heirs or Assignes as by the s.d Peter Joy his
       heirs or Assignes or his or their Councill learned in the Law shall be
       Reasonably devised advised or Required be itt by fine feoffment
       recovery release Confirmacon or by Acknowledgment & Enrollments of
       these p.rsents or otherwise In Wittness whereof y.e Partyes afores.d
