       hereafter to be made ^done^ Committed or suffered by the said
       John Courts his heirs or Assignes or any other Claymeing
       from by or under him or them the Rents & services
       hereafter to grow due to the Chief Lord or Lords of the
       Fee only excepted and foreprized And the said John Court
       for himself his heirs ex.rs and adm.rs doth hereby further
       grant Covenant and agree to and with the said
       Daniel Dullany his heirs and Assignes that he the said
       John Courts at the time of makeing and sealing of
       these presents is seized of all and singular the premises
       hereby bargained and sold or Intended to be bargained &
       sold premises in his Demesne as of Fee simple
       without any restriction or Limitation whatsoever &
       that he hath in himself good right true title absolute
       and lawfull authority to sell and Convey the same
       land and premises with the appurtenances and
       every part and Parcell thereof And the said John
       Courts for himself his heirs and Assignes Doth further
       Covenant and agree to and with the sd Dan.l Dullany
       his heirs and Assignes that the said John Courts shall
       and will at any time or times hereafter make seale &
       duly execute any deed or deeds Conveyance or Instrum.t
       whatsoever that shall be devised advised or required
       by the sd Daniel Dullany his heirs and Assignes or
       his or their Councill learned in the law so as such a
       Instrument Conteyne no other Estate or warranty
       then is expressed or Contayned in these presents In
       Wittness whereof the sd John hath hereunto set his hand
       and seal y.e day & year above written

Sealed and delivered in the presence
       of Phill Hoskins   Jn.o Fendall   Rob.t Hanson

       On the back of the aforegoing deed was thus endorst
      
       Mem.d that on this 14.th day of August Anno Dom 1713
       Came John Courts and acknowledged the within deed
       according to act of Assembly in such Cases provided before
       us Phillip Hoskins and John Fendall Gent two of the
                                                                            Queens
