       by these presents doth bargaine Sell alien ^and^ Confirme
       unto the said Arden Carlton all that tract or parcell
       of land Lyeing in Calvert County Called Island Neck
       Containing by Estimation two hundred acres of Land
       and so much of that part of Brook place mannour
       now in the Possess.n and Occupation of the sd Robert
       Brooke most Convenient and nearest adjacent to
       the said tract called Island neck as will Compleat
       and make up the full and Entire Quantity of
       four hundred acres of land the said tract Called
       Island neck Included Togeather with all houses
       out houses buildings gardens Orchards and other
       proffitts Comodities and appurtenances the Said
       land belonging or appertaining To have and
       to hold the Said land and premises with the
       appurtenances to the said Arden Carlton his heirs
       and assignes for ever And the said Arden Carlton
       for himself his heirs ex.rs and adm.rs Doth Covenant
       grant and agree to and with the said Rob.t Brooke
       his heirs and Assignes that it shall and may be
       lawfull for the Said Robert Brookes his heirs &
       Assignes under the right and title of the Said
       Arden Carlton his heirs and Assignes from y.e
       day of the date hereof untill the eighteenth
       day of June which shall be in the year of
       our Lord Christ one thousand seven hundred
       and Seventeen Quietly and Peaceably to
       have hold occupy possess and enjoy all and
       singular the premises hereby bargained and
       sold with their appurtenances And the rents
       Issues and proffitts thereof to take and receive
       to and for his and their use without the letter
