       Concerning the premises only and every part and Parcell thereof
       To have and to hold all and Singular the before bargained
       premisses with their and every of their Rights members and
       appurtenances to him the Said Benj.a Ball his heirs and
       assignes to the only proper use of the Same Benj.a Ball his
       heirs and Assignes for ever And he the Said Humphrey
       Pellew doth for himself his heirs ex.rs and adm.rs Covenant Grant
       and agree to and with the Said Benj.a Ball his heirs & assignes
       and every of them in manner and forme following (that is to say)
       that he the said Humphrey ^Pellew^ the lands and Tenements and all &
       singular other the premisses before herein or hereby granted &
       Confirmed with their and every of their appurtenances unto the
       said Benjamin Ball his heirs and assignes & every of them
       against him the said Humphrey Pellew and his heires and ag.ts
       all and every other person & persons Claiming or to Claime by
       from or under him them or any of them shall and will warr.t &
       for ever defend by these presents And that he the said Benj.a
       Ball and his heirs ^and assignes^ shall and ^may^ will from time to time and at
       all times for ever hereafter quietly and Peaceably have
       hold use occupy possess and enjoy all and singular the before
       hereby granted or menconed or Intended to be granted Lands
       Tenements and premisses with their and every of their appurtenances
       to have receive and take the whole rents Issues &
       proffitts thereof to his and their own proper use benefitt and
       behoofe forever without the lawfull Lett suite trouble Interuption
       eviction molestation or disturbance whatsoever of him the s.d
       Humphrey Pellew and his heirs ^or^ of any of them or any other
       person or persons whatsoever Claiming or to Claime by
       from or under him them or any of them and that free &
       Clear and freely and Clearly acquitted exonerated and discharged
       or well and sufficiently saved and kept harmless by the
       said Humphrey Pellew his heirs ex.rs and adm.rs of and from
       all former and other grants bargaines sales Joyntures Dowers
       (and especially of and from the dower of the said Judith his
       wife) leases Mortgages and of and from all other titles
       troubles Charges and Incumbrances whatsoever had made
       Committed done or suffered or to be had made Committed
       done or suffered by the said Humphrey Pellew or his heirs or
       by any other person or persons whatsoever Claiming or to
