       Well the said John Ingram his heirs and Assignes
       as all the before menconed to be bargained premises
       and every part and pcell thereof of and from
       all former and other gifts grants bargains
       Sales Joyntures Dowers titles of Dower Statutes
       Judgments recognizances executions rents
       charges arrearages of rent forfeitures and
       all other charges and incumbrances whatsoever
       (the rents or services hereafter to become due
       and payable to the chief Lord of the fee only
       excepted) And the said Geo for himself and his
       heirs doth herby further covenant ^promise^ grant &
       agree to and w.th the said John Ingram and
       his heirs and assignes that he the said Geo
       Wells and his heirs shall and will from time
       to time and at all times forever hereafter
       warrant & Defend the afd tract of Land and
       premises w.th the apputs to the said John
       Ingram by these psents bargained and
       sold or intended to be hereby bargained and sold
       and every part and parcell thereof unto him
       the said John his heirs and assignes from &
       against him the said Geo and his heirs
       and from and against all manner of psons
       whatsoever and the said Geo for himself and
       his heirs doth hereby further covenant pmise
       grant and agree to and w.th the said John his
       heirs and assignes that he the said Geo
