       Land according to pattint and Certificate of survey remaining upon record
       togeather with all Plantations upon made and all houses tobacco houses
       and other edifices and structors and all other fencing woods underwoods
       Gardens Orchards ways Passages rights benefitts proffitts Comodities and
       appurtenances whatsoever To have and to hold the afd bargained
       Land and premises with all and singular the rights members and appurtenances
       unto the Said Charles Hammond his heires and assignes to
       the only proper use and behoofe of the said Charles Hammond his heires
       and Assignes for ever and to no other use intent or purpose whatsoever
       And the said Walter Felps doth for himself his heires ex.rs and adm.rs
       covenant promise grant and agree to and with the said Charles Hammond
       his heires ex.rs adm.rs and assignes that the said Land and Benefitts and every
       part and percell thereof now are & be & shall may for ever hereafter stand
       Remain Continue & be unto the said Charles Hammond his heires ex.rs adm.rs
       and assignes thereby acquitting or otherwise well and sufficiently save
       harmless of and from for all former bargaines sales Gifts grants Joyntures
       Dowers rent other than what shall hereafter grow due to the Lord of the
       fee Judgments executions and from all other titles Charges and Incumbrances
       whatsoever had or may by him the said Walter Felps his heires or
       Assignes or by any other person or persons whatsoever Lawfully
so in y.e originall   haveing or claiming any part or percell thereof by from on under him
       them or any of them or by the meane assent procurem.t of him them
       or any of them And the said Walter Felps do freely ^furder^ for himself his heires
       ex.rs adm.rs covenant promise grant and agree to and with the said Charles
       Hammond his heires ex.rs adm.rs and assignes that the s.d Charles Hammond his
       heires ex.rs adm.rs & assignes shall peaceably and Quietly have hold occupy
       Possess and Injoy the af.d Land & Tenements hereby bargained and sold fee
       from Let suit hindrance Trouble Molestation or Interuption of him the s.d Walter
       Felps or of any of his heires and w.th a Generall Warranty from all other
       person or persons whatsoever that may or shall claim any part or percell of the s.d
       Land In Wittness whereof the parties to this present Indenture set their hands
