       June y.e 10.th 1712            Then Came the within menconed Richard Smith
       before me William Holland her maj.tys Chief Justice for the province of
       Maryland and acknowledged the within deed according to Law
Enrold July y.e 24.th 1712

x.d   This Indenture made this tenth of Aprill in the year
       of our Lord God one thousand seven hundred and twelve Between Walter
       Felps of the County of Ann Arundell in the province of Maryland planter
       of the one part and Charles Hammond of the same County and province
       of the other part Wittnesseth that the said Walter Felps for and
       in Consideration of the sum of forty pounds of good and Lawfull mony to
       him in hand paid hath given granted bargained sold aliened enfeoffed
       and confirmed and doth by these presents grant give allien bargain
       sell enfeoffe and confirme unto the said Charles Hammond his heires
       and assignes for ever All that parcell and divident of Land Called
       felphes Luck Lying in Baltemore County at Elk Ridge Beginning
       at a bounded red oak and runing north sixty five degrees east one
       hundred thirty six perches to a bounded red oake and hiccory by the south
       east Line of Edward Talbott then with the said Line south east seventy
       eight perches to a bounded spanish oak being the Last bounded tree of
       Edward Talbot Resolution Mannour And still w.th the s.d Edward Talbott
       north thirty one degrees east one hundred fifty two perches to a bounded
       white oake near the head of a branch of Potuxent River then south
       eleven degrees east forty five perches to a bounded white oake then south
       eleven degrees west forty eight perches to a bounded white oak then south
       twenty one degrees east sixty nine perches to a bounded red oake then
       south thirty two degrees east eighty eight perches to a bounded chesnutt &
       hiccory in the Line of Owings then with the said Line south south
       east twenty perches to a bounded white oake in the Line of Edw.d
       Dorsey then w.th the s.d Line west one hundred fifty two perches to
       a bounded red oake then north sixty eight degrees west one hundred
       eighty one perches then streight to the first bounded tree containing &
       Laid out for two hundred thirty eight acres more or Less which s.d
