       said James Heath his heirs & Assignes forever to y.e only pper use & Behoof
       of him y.e said James Heath his heirs & Assignes forever more And the said
       one hundred ninty & five Acres of Land & all the before granted premises
       the said Hugh Riley for himself and his heires unto the said James Heath
       his heires and Assignes shall and for ever will warrant and defend by
       these presents Provided always that whereas the said Hugh Riley hath drawn
       upon M.r John Hyde Merchant in London four bills of Exchange all of
       one Tenn.r and of the date of these presents for the aboves.d sum of twenty
       six pounds Nine shil and nine pence ster payable to the s.d James Heath
       or ord.r Now if any one of the said bills shall be duly paid according to y.e
       Tennor thereof then the above deed of bargain & sale & all things therein
       Contained to be utterly Void & null as if these presents had never been but
       otherways to stand & be of full force & take effect according to the purport
       thereof In Wittness whereof the parties to these Presents have Interchangable
       set their hands & seales the day & year first above written
