       their increase unto the said W.m Nicholson his heires and
       assignes for ever to the onely proper use and behoofe of
       the said W.m Nicholson his he^i^res and assignes for ever
       and to no other Use Intent or purpose whatsoever and
       the said Daniell Wells doth for himselfe his heires Ex.rs
       and Adm.rs Covenant Grant and promise to and with the
       said William Nicholason that the bounds af.d is Contained
       the Quantity of two hundred Ninety Eight Acres of
       Land & that the same and Every part thereof is Clear
       of all surveys Reserve more ancient than the said
       Tract and that the said Land is Discharged of and from
       all Incrumbrences forfeitures or Incumbrences whatsoever
       and that he the said Daniell hath now at the p^r^efection of
       of this Deed in him full and Lawfull Authority to
       grant sell and bargaine the af.d Land and premises &
       the said stock of Cattle & their increase unto the af.d
       W.m Nicholson his heires and Assignes for ever in
       manner af.d and premisses as the said Daniell and his
       heires shall and will for ever Warrant and Defend as
       well the said Land and premisses as the said Cattell
       with their Increase unto the said William his heirs
       and Assignes against all persons whatsoever  In
       Witness whereof the said partys to these presents
       have Interchangeably set their hands and afixed
       their seales the day and Yeare above mentioned
