       and every other guifts grants Bargaines sayles

       and arrears of rents Fines forfeitures uses wills

       w.tsoever the rents and services from henceforth
       groweing due and payable to the Cheife
       Lord or Lords of the fee or Fees of y.e premises
       onely Excepted and foreprized and moreover
       that he the s.d Tho.s Wells and his heires Ex.rs &
       adm.rs and all other Persons claimeing any
       Estate right title or interest of in or to the said
       Land and premises hereby bargained or any

       them at the reasonable request Costs & Charges
