       These Presents and the s.d Tho.s Wells For himselfe his
       heirs Ex.rs and ad.rs doth covenant Promise grant to
       and with the said Thomas Tench his heires and
       assignes and every of them by these presents that he
       the said Thomas Wells now at the time of the ensealing
       and Delivery of these presents is and standeth solely
       and rightfully seized of and in the af.d three hund.d
       acres of Land and premises before mentioned and
       intended to be hereby bargained and every part and
       pcell thereof with the appurtences of a good sure
       pfect right full absolute and indefeazible Estate of
       inheritance in Fee simple in law to him and his
       heires Forever w.thout any manner of Condition limitation
       of use uses or provisoes y.t ^may^ alter change or determine
       the same other then is mentioned in the originall
       Deeds of grantor pattents from y.e Lord prop.ry &
       y.t he the said Thomas Wells hath in himselfe good
       right full power and Lawfull authority to give
       Grant bargaine sell Convey and assure y.e af.d tract
       or Percell of Land and all and singular y.e p.rmises
       before mentioned to be hereby bargained & every
       parte and pcell thereof w.th the appurtences unto
       him the said Thomas Tench Esq his heires and
       assis forever as af.d according to y.e true intent and
       meaning of these presents and also y.t y.e s.d Tho.s Tench
       his heires and assis shall and may from hence
       forth at all times hereafter forever lawfully
       peaceably and quietly have hold use occupy
       possess and Enjoy all and singular y.e af.d land and
       premises before menconed & intended to be hereby
       bargained and every parte & pcell thereof w.th
       the appurtences without y.e lett suite trouble
       disturbance molestacon eviccon denyall or
       hindrance of him y.e s.d Tho.s Wells his heires or
       assis or any other pson or psons w.tsoever
       free and Cleare and freely and clearely acquitted
       Exonerated and discharged of and from all
