       sd John Hyde ^&^ his heires & assigns for ever and to no other
       use, intent or purpose whatsoever, and the sd Thomas Sterling
       for himself his heires Exec.rs adm.rs & assigns, Doth covenant
       and grant to and with the sd John Hyde his heires
       Exec.rs adm.rs and assigns by these presents in maner and
       forme following (Viz.t) that the sd Thomas Sterling att
       the time of Sealing and Delivery of these presents is and
       standeth seized of all and singular the said Tract of Land &
       Negroes afd and premisses and every of them with their
       Appurtaces herein before menconed of Good sure and indefeazable
       Estate of Inheritants him & his heires in
       fee Symple, & that also att the sealing & Delivery of these
       presents he the sd Thomas, hath good right, full power
       & Lawfull Authority to Grant, bargain, sell, release and
       Confirme all & singular the sd Tract of Land and negroes
       & premisses, and every of them w.th their appurtenances afd
       unto the sd John Hyde his heires and assignes for ever
       in Manner and forme afd and that for and Notwithstanding
       any act matter or thing Whatsoever by the sd
       Tho his Ancestors or assigns, or those whose estate he hath
       in the premisses wittingly or Willingly Committed, suffered,
       or Done, he the said Jn.o Hyde his heires and assigns shall and
       May Lawfully, peaceably, and quietly, have, hold, occupy,
       possess, & enjoy, for ever all & singular the sd Tract of
       Land & negroes afd & Premisses & Every of them with
       their Appurtenances unto him the sd John Hyde his heires
