       County and runing west with the said Land
       for breadth Two hundred perches unto Collington
       side to a bounded spanish oake then North
       up the said branch for length three hundred and
       Twenty perches to a bounded red oake then East
       Two hundred perches to a bounded Red Oake
       itt being a bounded tree of a parcell of Land Laid
       out for Robert Carvile of S.t Maryes County
       soe with Carviles line to the first bounded tree
       Containing and laid out four hundred acres of
       Land more or less according to the Certificate
       of Survey  Together with all Messuages Tenem.ts
       Dwelling houses out houses and all other the
       appurtenances thereunto belonging or in any
       wise appertaining to the afd four hundred
      acres of land with the Revertion and Revertions
       Remainder and Remainders Rents Issues and
       profitts whatsoever of all and singular the
       before Mentioned to be hereby bargained premisses
       together with all Deeds writeings Evidences
       Escripts boundiarys and miniments whatsoever
       touching or Concerning the said premisses
       or any parte or parcell thereof  To Have and
       To Hold the said parcell of land and all and
       singular the premisses before Mentioned unto him
       the said Henry Ridgley his heires and assignes
       for Ever to and for the only proper use of
       the said Henry Ridley his heires and assignes
       for Ever more and the said Thomas Larkin for
       himselfe his heires Execut.rs and adm.rs Doth
       hereby Covenant promise Grant and agree
       to and with the said Henry Ridgley his heires
       Execut.rs adm.rs and assignes by these presents
       that he the said Thomas Larkin his heires Ex.rs
       and adm.rs or assignes or any of them shall
