       Together with all Rights Benefitts
       Priviledges and advantages thereunto
       Belonging or in any wise appertaineing
       (Royall Mynes Excepted) To have and
       To Hold the same hereby Granted and
       bargained premises to him the said Tho.s
       Dixon his heires and assignes for Ever
       and to the sole and proper use and
       Behooffe of him the said Tho.s Dixon
       his heires and assignes for Ever And the
       said John Stanley for himselfe his heires
       Execut.rs and administ.rs doth Covenante
       grante bargaine and agree to and with
       the said Tho Dixon his heires Execut.rs and
       Administ.rs That he the said John Stanley
       is Rightfull and Lawfully possessed
       of and in the premisses of an absolute
       good and sure and indefeazable Estate
       of Inheritance Cleare of all Clames
       whatsoever save that of the R.t Honourable
       the Lord Proprietary of this province
       And that the said John Stanley his heires
       Executors and Administ.rs will for Ever
       warr.t and Defend the said Hereby
       Granted and Bargained premisses unto
       him the said Tho Dixon his heires and
       assignes for Ever absolutely Free and Cleare
       of and from the Clame and Demand
       of all or any person or persons whatsoever
