       Eleven pence of Good and Lawfull Money of England
       within four yeares after the date of these p.rsents
       or if the said Nicholas Sporne his heires Ex.rs Adm.rs or
       any of them shall pay or Cause to be paid unto the
       sd W.m Nicholls his heires Ex.rs Adm.rs or Assignes the
       sum of one hundred and thirteen pounds thirteen
       shillings and five pence of good and Lawfull money
       of England within three yeares after y.e date of these
       p.rsents that then the sd Nicholas Sporne his heires Ex.rs
       Adm.rs or Assignes into the afores.d three Tracts or Pcells
       of Lands with their appertenances may reenter and
       stand thereof seized and be in possession of the same
       as of his ^owne^ proper Estate as he was thereof seized before this
       writing was made And that then this bargaine sale and
       grant of the afores.d three pcells or Tracts of Land given
       granted bargained and sold unto the sd William Nicholls
       his heires Ex.rs Adm.rs or Assignes as aforesd shall be utterly
       void frustrate and of None effect Anything before herein
       Contained to the Contrary thereof ^in anywise^ Notwithstanding  And moreover
       If default of payment be made of the sd sums or sum
       of Money herein before in the sd promise menconed or
       any part thereof att the time or times before limited for
       the payment thereof that then the said William Nicholls
       his heires or assignes and every of them his heires or
       Assignes and every of them shall and may from time
       to time and att all times for ever hereafter peaceably
       and quietly have hold use occupy and possess and enjoy
       the aforesd three Tracts or Pcells of Land and all their
       Appertenances and other the p.rmises herein before mencond
       to be granted bargained and sold and every part thereof
       without the Lett suit Trouble denyall disturbance Expulsion
       or interruption of the sd Nicholas Sporne his heires
       Ex.rs and Adm.rs  And of all and every other
