       Lawfull att.ry and agent therein & thereby (amongst other things)
       Giveing him her full power & authoryty for & in her Name to
       sell aliene and dispose of the afsd Tract of Land and p.rmisses
       and every part and pcell thereof and for her and in her Name
       to Make such writeings & acts for alienateing the said p.rmises
       as it shall seeme Meett  Now this Indenture further witnesseth
       that the sd Nicholas Smith for and in Consideracon of
       the sume of Fifty pounds of Lawfull Money of England
       to him in hand paid by the sd John Gardiner at and before
       the Ensealing and delivery of these p.rsents the Receipt
       whereof the said Nicholas Smith therewith to be fully satisfied
       Content and payd & thereof and of every part and
       parcell thereof doth hereby Clearely acquitt Exonerate &
       discharge the said John Gardiner his heirs and assignes
       for Ever By vertue of the power & authority given him
       as aforesaid Hath Given Granted bargained sold and
       Confirmed and by these p.rsents doth fully Clearely & absolutely
       give Grant bargaine sell & Confirme unto the
       said John Gardiner his heirs & assignes for Ever one
       Moyety or halfe part of the said land and p.rmisses called
       Bodyes adventure Together w.th all Ediffices buildings orchards
       Gardens Fields plantacons woods underwoods Proffitts
       Comoditys Emoluem.ts and appurtences to the same belonging
       or in any wise appertaineing & all Deeds writeings
       and Evidences touching and Concerning the same To Have
       and to hold the afsd demised land and p.rmisses together w.th
       their and Every of their appurtences before hereby bargained
       and sold and Every part and parcell thereof unto him the
       said John Gardiner his heirs & assignes for Ever  To the
       onely proper use and behoofe of the said John Gardiner
