       His heirs & assignes for Ever more & to noe other use intent
       or purpose whatsoever and the sd Nicholas Smith for himself
       his heirs exec.rs and adm.rs doth Covenant promise & Grant to &
       with the said Jo.n Gardiner his Heirs & assignes by these p.rsents
       that the said Camelia Boddy Notwithstanding any act by them
       the said Nicholas & Camelia to the Contrary at the time of
       the Ensealing & delivery of these p.rsents is & standeth lawfully
       and rightfully seized of & in the afsd Land & p.rmisses and
       every part and parcell thereof & that the said Nicholas Smith
       for and Notwithstanding an Act done by him to the contrary Now
       hath by vertue of the power & authority afsd to him given by y.e said
       Camelia full power Just right & lawfull authority to grant bargain
       and sell the same & every part and parcell thereof unto the sd
       John Gardiner his heirs & assignes in Manner & forme as is before
       in these p.rsents Expressed & the same land & p.rmisses & every part
       and percell thereof w.th there appurtenances shall from hence
       forth for ever remaine & Continue unto the said Jo.n Gardiner
       his heirs & assignes freely acquitted Exonerated & Discharge of
       and from all Manner of former bargaines sales gifts Grants Morgages
       Dowers Joyntures Leases rents charges Troubles or incumbrances
       whatsoever had made comitted suffard or done by the said
       Nicholas or the said Camelia Boddy or either of them or any other
       parson or psons whatsoever claymeing from by or under him her
       them or either of them or by his her or their Means privity Consent
       or procurem.t (the Rents & services from henceforth growing
       ^due^ to the Lord of the Fee only Excepted  And Lastly the said
       Nicholas Smith doth for himself his heirs Exec.rs & Adm.rs hereby
       further Covenant that he the sd Nicholas Smith his heirs Exec.rs or
       Adm.rs shall & will from time to time & at all times hereafter at
       the reasonable & at the Costs & Charges of the afsd John Gardiner
       his heirs & assignes by such further or other Lawfull act or acts
       thing or things Conveyance or Assureance in the Law whatsoever
