       Courses with all other the profitts and Bennifits
       to the Same belonging or appertaining
       Royall mines ^only^ Excepted To Have and
       Hold the Said tract of Land w.th all and other
       the pmisses before mentioned and every part
       and pcell thareof w.th th appurtinances unto
       him the sd Tho Bale his heirs and assignes
       for ever To The onely proper use and beholfe
       of him the said Tho Bale his heirs Exo.rs admo.rs
       and assignes for ever & to noe other use
       Intent or purpose whatsoever and the said
       James Murray for himselfe his heires Exo.rs
       admo.rs and assignes doth covenant promiss &
       grant to and w.th the said Tho Bale his heires
       Exo.rs admo.rs and assignes and every of them in
       maner and forme following (that is to say)
       that he the said James Murray is now the
       true and lawfull and owner of the afores.d
       tract of Land and all and other singuler
       the pmisses and of every p.t & pcell thereof
       with the appurtenances and now hath
       in himselfe good Right full power and
       Lawfull athourrity to give grant sell
       Enfeoffe Convay and Confirme the before
       mentioned Land and pmisses and all & every
       p.t and pcell thareof w.th all and singuler the
       apurtinances unto him the said Thomas Bale
       his heires and assignes Exo.rs admo.rs for ever
       In maner and forme aforesd and that he the
       said Thomas Bale his heires Exo.rs admo.rs
       and assignes shall and may forever hereafter
       have holde use occupey and possis
       the beforementioned Bargained land and
       pmisses w.th out the lett sutte trouble
