784) 803 On the Eeast with y.e Mill Creeke y.e Distance of About forty five pches above y.e mill where y.e free hold of S.t Peels and y.e Chapple Land Meete in one Angle And on y.e south w.th y.e said Chapple Land by A Right line Drawn from the s.d Angle Easterly unto S.t Georges River containing one hundred Acres or thereabouts Bee it more or lesse And likwise all That trat or pcell of Forest Land bounding on y.e north w.th Trinity Bay on y.e East w.th a Right line Drawne y.e head of A Little Creeke in y.e said Bay called Nortons Creeke unto y.e head of a branch of Broad Creeke called James's Branch on y.e south w.th y.e said Branch & Creeke and on y.e west w.th Potomack River containing six hundred Acres of Land more or lesse And likewise one other parcell of Forrest Land Bounding on y.e north w.th y.e s.d Broad Creeke on y.e East w.th A Right line Drawne from y.e head of James.s Branch in y.e said Creeke through y.e woods Due South East untill it fall upon a Creeke running to Chesapeack Bay called the Deepe Creeke and along y.e s.d Creeke to y.e head thereof and thence over y.e woods unto y.e head of a Creeke runing unto Potomack River called y.e Oyster Creeke on y.e south w.th y.e s.d Creeke and on y.e west w.th y.e s.d River Containing nine hundred acres be y.e same more or lesse And likewise one other Tract or parcell of Forrest Land Bound on y.e North w.th the said Creeke called Deepe Creeke and Oyster Creeke and including all y.e residue & the Neck between Potomack River on y.e west Chesapeack Bay on y.e East and S.t Michaells Pointe on y.e south containing fiftweene hundred acres acres or thereabouts be it More or Lesse All w.ch s.d Lands are lying and being in S.t Marye's County And were granted by Pattent bearing Date y.e thirtieth Day of August one thousand six hundred thirty and four unto Leonard Calvert Esq.r Deceased and y.e last three Three Tracts Erected into Mannors by y.e said Pattent y.e first parcell to be one entire mannor and called by the name of Trinity Mannor The second one Entire mannor and called by y.e name of S.t Gabriells Manor and y.e third to be one Entire Mannor alsoe and called by y.e name of S.t Michaells Mannor w.th Priviledge w.thin every or any of y.e s.d mannors to keep Courte Leete and Court Barron w.th all things to y.e s.d courts or any of them belonging by y.e Law or Custom of England And all houses edifices buildings Barnes Stables orchards Gardens Wast and surplus Land Tenements Medows Feedings Marshes Pastures woods underwoods Timber or Timber Trees Fences ways passages waters water courses Proffitts comon Comodityes advantages Emoluments and hereditaments Rights Members Privileges and Appurtenances whatsoever to y.e said Towne Land and three mannors or either of them belonging or in any wise appertaineing or to or with y.e same usually held or enjoyed as parte parcell or member of y.e same and y.e Reversion or Reversions Remaind.r and Remainders Rents Issues and proffits of all and singular the p.rmisses and every parte and parcell thereof (the Arrears to this p.rsent time only Excepted) and y.e Estate Right Title Intrest claime & demand whatsoever of them y.e s.d Phillip Lynes and Margarett his wife of in or unto y.e same & every or any parte or parcell these And all Pattents Deeds writings counterparts of Leases Escripts & immunities whatsoever touching or concerning y.e P.rmisses or any parte or parcell Thereof To have and To hold The said Towne land The said Land Called Trinity Mannor The said Land Called S.t Gabriells Mannor and y.e said Land Called S.t Michaells Mannor and all other y.e p.rmisses w.th their and every of their appurtenances hereby Bargained and Sould or herein or hereby meant mentioned or intended to be hereby Bargained and Sould unto y.e said Gabrell Parrott his heires and Assnes for ever for ever to the only proper use & behoofe of y.e s.d Gabriell Parrott his heires and assignes for Ever To be holden of y.e Chief Lord or Lords of y.e Fee of y.e p.rmisses by y.e Rents and services therefore due & of Right Accustomed And The s.d Phillip Lynes for him and his heires All and Every y.e said bargained p.rmisses w.th y.e Appurtenances & every parte and parcell thereof unto y.e s.d Gabriell Parrott and his heires against all persons shall and will warrant and for ever Defend by these p.rsents And further y.e s.d Phillip for him heires Ex.rs and Admin.rs and for every of them for y.e s.d Margarett his wife doth Covenant Grant and agree to and w.th y.e s.d Gabriell Parrott his heires and Assignes by these p.rsents in manner and form following That is to say that they y.e said Phillip Lynes and Margarett his wife or one of them now is or are and stand or standeth Lawfully Rightly and undefeazably seized of and in the said Mannors Lands & p.rmisses hereby conveyed or intended to be conveyed and every parte and parcell thereof of a good sure Lawfull pfect absolute and indeafeazable Estate of Inheritance in fee simple without any manner of Condicon Limittation or other restraint matter or thing whatsoever to alter change charge or impeach determine or make voyde the same And further they y.e s.d Phillip Lynes & Margarett his wife or one of them now have or hath good Right full power and Lawfull Authority to grant sell and convey they s.d hereby Bargained p.rmisses and every parte and parcell thereof w.th theire heirs of
