       To the only proper use & behoofe of the said Samuell Groome &c his heires and
       of his heires & Assignes for Ever To be holden of the Cheife Lord or Lords of
       the fee or fees of the premisses by the Rents & Services therefore formerly
       due & of right accustomed And the said Robert Story for himselfe his heyres
       Exec.rs & Adm.rs & for Every of them doth Covenant promise & Grant to & with
       the said Samuell Groome his heires & Assignes by these p.rsents in manner & forme
       following that is to say That he the said Robert Story (for & notwithstanding
       any Act or Acts by him done to the Contrary) is & standeth att the Ensealing &
       delivery of these p.rsents lawfully & Rightfully Seised in his Demeasne as of
       Fee of & in all the said hereby Bargained premisses with the appurtennces
       of A good lawfull perfect absolute & indefeaseable Estate of Inheritance in Fee
       Simple without any Condicon provisoe Limittacon power of revocation or any
       other matter or thing to Alter Change or Determine the same And that the Said
       Robert Story (for & Notwithstanding any Act or thing by him done or Committed
       or pmitted or suffered to the Contrary) now hath in himselfe full power Good Right
       & title & Absolute Authority to Grant Bargaine Sell & Assure the said Premisses
       unto the said Samuell Groome his heires & Assignes in manner and forme
       aforesaid And that the said Samuell Groome his heires & Assignes shall or may
       from time to time & att all times hereafter peaceably & quietly have hold use
       occupy possess & Enjoy the said severall peeces or parcells of Land or pastures ground
       & premisses above by these p.rsents granted bargained & Sold with theire Appurtennces
       according to the tenno.r & true meaning of these p.rsents without any Lett denyall
       Eviction Suite trouble molestacon or Interruption of or by the said Robert Story and
       Patience his wife or the heires or Assignes of the said Robert Story or of or by any other
       person or persons whatsoever Claymeing or to Clayme by from or under him her
       them or any of them And free & Cleare & freely & Clearly Accquitted Exonerated
       & discharged of & from all former & other Bargaines Sales Gifts Grants
       Leases Jointures Dowers Uses Wills Entailes Mortgages rents arrearages of
       Rents Statutes Merchant & of the Staple Judgements Recognizances Extents
       Execucons debts upon Record And of & from all other Estates Titles troubles
       Charges & incumbrances whatsoever had made Committed done or Suffered ^or to be had made Comitted done or suffered^ by
       the Said Robert Story & Patience his wife or Either of them or the heires
       or Assignes of the said Robert Story or by any other person or persons whatsoever
       Claymeing or to Clayme by from or under him her them or any of them
       And further that the said Robert Story & Patience his wife & the heires
       of the said Robert Story  & all & Every other person & persons haveing or lawfully
       Claymeing or which hereafter Shall or may lawfully have or Clayme any
       Estate Right Title or Interest of in to or out of the said Bargained Premisses
       or any part thereof by from or under the said Robert Story & Patience his
       wife or Either of them shall & will from time to time & att all times
       hereafter dureing the Space of twelve Yeares next Ensueing the Date of
       these p.rsents upon the reasonable request & att the Costs & Charges in the
       Law of the said Samuell Groome his heires or Assignes Make Doe Acknowledge
       Leavy Suffer & Execute or Cause to be made done Acknowledged Leavyed
       Suffered & Executed all & Every Such further lawfull & reasonable Act &
       Acts thing & things devise & devises assureance & Assureances in the Law
       whatsoever for the Further better & more perfect Assureance Surety Sure makeing
       & Conveying of all the Said Bargained Premisses with the appurtennces unto
       the said Samuell Groome his heires & Assignes for Ever (Be itt by Deed
       or Deeds inrolled or not inrolled the Acknowledgement & inrolling of these
       p.rsents Fine Feoffment Recovery with Doubts or Single Voucher or Vouchers
       Release Confirmacon with warranty or without Warranty or otherwise As
       by the said Samuell Groome his heires or Assignes or his or theire Councell
