353) 362 unto the said Thomas Grunwin and his heires All that Messuage or Tenement and all that Tract of Land therunto belonging called Ball Keyting lying on the west side of Chesepeake bay and on the north side of a Creeke in the sd bay called Deep Creeke The said Branch running west out of the said Bay Beginning at a Marked Oake standing on the North side of a fresh run of the said Branch Running Northwest from the said Oake for breadth One hundred fifty pearches to a Marked Pine bounding on the south by the said Line and Fresh Runn On the west by a Line Drawn North from the said Pine For Length Three hundred and Twenty pearches to a Marked Pine on the North by a Line drawn south East from the said Pine in a Branch of the said Creek and by the said branch on the East by the said Creeke Conteyning layd out and pattents for Three hundred Acres be it more or lesse And all Houses to the said Messuage or Tenement [Land and premises] and Tract of Land belonging or in any wise appertayning To have and to hold the said messuage or Tenem.t Land and p.rmises with their and every of their appurtnces unto the said Thomas Grunwin his heires and assignes to the only use and behoof of the said Thomas Grunwin his heires and assignes for ever And the said Thomas Keyting for him his heires Ex.rs & Admistra.rs and for every of them doth Covenant grant and agree to and with the said Thomas Grunwin his heires Exe.rs & Assignes by these p.rsents that for ever peaceably and quietly have hold occupy and possesse and enjoy the said Messuage or Tenem.t Land and p.rmises and every part & parcell therof with the appurtnces free and clear and freely and clearly acquitted Exonerated ^&^ discharged of and from all and all other manner of former and other bargaines sales guifts grantes titles troubles debts charges and encumbrances whatsoever (The Rent and services therefore due and from henceforth to be paid to the cheif Lord or Lords of the Fee or Fees of the p.rmises only excepted and foreprized) And further tha the said Thomas Keyting and his heires and all clayming under him and them shall and will at all times hereafter at and upon the reasonable request and att the cost and charges in the Law of the said Thomas Grunwin his heires and Assignes make and grant unto him and them to his and their use such further and other assurance and assurances conveyance and conveyances for the further and more better assuring and sure making of the said p.rmises ^to^ the said Thomas Grunwin shall be devised or advised and required In Witnesse whereof the partyes abovesaid to these Indentures interchangably have put their hands and seales the day and year first above written Tho Keyting (sigill) Sealed and Delivered in the p.rsence of James Cullen W Taylard Acknowledged in the Provinciall Court And Recorded Edw Boothby this second day of December Annoq Dm 1684 15.th of September 1685 Thomas Williams of S.t Frances hundred in S.t Maries County Records his marke of hoggs & Catle Viz.t one Lanct poynt and one hole in each Eare |
