309 (300 This Indenture made the seaventeinth day of October One Thousand six hundred Eighty three Between Elizabeth Calvert of S.t Maries County the Relict Admin.rx of the Late Hono.ble William Calvert Esq.r deceased and now Guardian to Charles Calvert Gent of the one parte and Hugh Manning of the same County planter of the other part Witnesseth that the said Elizabeth Calvert for and in Consideration of a Certaine Grant or sale made to her the By the said Hugh Manning of one hundred Acres of Land called neck to her sealed and delivred before the Ensealing of these presents and bearing date herewith as alsoe for divers other valuable Considerationes to her in hand paid before the sealing hereof Doth hereby Grant Bargain and sell Assigne and sett over unto the said Hugh Manning all that Tract or pcell of Land Lyeing in S.t Maries County in a place called the Lowe End of the Towne on a Creeke called Smith Creek and on Potomok River Begining at a marked oake standing on the south side of a great path near Marke Bloomfield Runing thence west forty pches to a bounded oake of Marke Bloomfields bounding upon the said Land west and by north One hundred & Ninety pches to the first bounded tree of Marke Bloomfield standing by a Creek side Runing west thence Eight perches thence bounding with the Creek southwest and by south Twenty Eight pches southeast and by South Twenty foure pches south southwest thirty pches southeast and by south sixty pches south southeast Forty two perches East and by south one hundred and thirty pches to a marked oake by a Creeke side thence North Northeast three degrees Easterly one hundred Eighty six pches to the first Bounded tree Containing Two hundred Acres of Land more or Less Together with all Rights proffits beniffites and priviledges thereunto belonging Royall Mines Excepted To have and to hold the said two hundred acres of Land unto the said Hugh Manning his heires and Assignes for Ever To be held of S.t Michaels Mannor yeilding and paying therefore yearly unto the said Elizabeth Calvert her heires or Assignes one Cupple of fall Capons or Henns at or on the tenth day of October yearly and Every yeare And the said Elizabeth Calvert for herselfe her heires Ex.rs and Adm.rs doth hereby Covenant and Grant that at the sealing hereof she hath in herselfe good Right full power and Authority to Grant Bargaine and sell the same unto the said Hugh Manning his heires and assignes the aforesaid tract or pcell of Land aforesaid and further shall warrant and defend the same title to be good and Indefeazable in the Law and further ^shall &^ shall warrant and defend the same of and from herselfe her heires and assignes and of and from all and Every other pson or psons whatsoever and Lastly the said Elizabeth Calvert for herselfe her Ex.rs and adm.rs and assignes Doth Covenant promise and Grant by these presents to and with the said Hugh Manning his heires and assigs that if it shall happene that any desturbance shall or may at any time arise of or Concerning that part of Land belonging to Robert Smith or Marke Bloomfield that thereby any part may be taken out of the aforesd tract then the said Eliz Calvert doth hereby promise and obleige Herselfe her heires that shee or they shall and will allow and make good the same from the above said North Northeast bound tree In wittness whereof the said Elizabeth Calvert hath hereunto sett her hand and seale the day and yeare aforesaid Sealed and delivred in the Eliz Calvert (seal) presence of Seth Sergeant Timothy T Trasey his mark J Taylard |
