       the time of the ensealing & delivery of these presents is Lawfully & Rightfully seized of & in the
       said parcell or Tract of Land & premises abovementioned to be hereby selled Conveyed & assured
       as aforesaid & every part & parcell of them with The Appurtenances of a good sure Righfull p.rfect
       absolute & Indefeazable estate of Inheritance in fee simple without any maner of Condition
       Mortgage or Limittation of any use or uses or any other matter or thing whatsoever which
       may alter Charge Change defeat or Determine the same Estate And also that the said
       John Baker att the time of the ensealing & delivery of these presents Hath in himselfe
       full power good right & Lawfull Authority to Covenant grant assure convey & seele the
       said parcell or tract of Land & premises & every part thereof with the Appurtenances
       in maner & forme aforesaid and according to the Intent & true meaning before expressed
       And also that the said Thomas Bayle & Elizabeth his now wife the daughter in Law
       of the said John Baker their heires Executo.rs & Adm.rs & every of them shall & may from
       time to time & att all times for ever hereafter peaceably & quietly have hold occupie
       possesse & Inioy the said parcell or tract of Land & premises above mentioned to be
       hereby selled Conveyed & assured as aforesaid & every part & parcell thereof with the
       appurtenances to the uses Intents & purposes as aforesaid without any lett suite trouble
       Eviction Molestation deniall or Interruption of him the said John Baker his heires
       Executo.rs & Adm.rs or of or by any other person or persons Lawfully claiming by from or under
       him the said John Baker or by his meanes assent privelige or procurement And also
       that the said tract or parcell of Land & premises above mentioned & every part & parcell
       thereof with the appurtenances now are & be so from tyme to tyme & att all times
       hereafter shall remaine Continue & be to the uses intents & purposes aforesaid free
       & cleer & freely & cleerly acquitted Exhonerated & Discharged & saved harmlesse & kept
       Indempnified of & from all manner of former & other guifts grants bargaines sales Leases
       Joyntures Dowers uses wills Intayles fynes post fynes Issues Americiaments seizures Judgments
       Executions extents statutes Recognizances rents arrearages of rent Charges troubles &
       Incumbrances whatsoever had made comitted done or suffered by the said John Baker
       his heires Executo.rs or Adm.rs or any of them or by any other person or persons whatsoever
       Lawfully Claiming by from or under him the said John Baker or by his meanes assents
       privity or procurement Except one barrell of Indian Corn to be yeelding & paying
       yeerly & every yeer unto the abovenamed William Guyther his heires Executo.rs or Adm.rs
       In such maner & forme & daies as is In & by the first recited writing or deed of sale Limitted
       & appointed & also except the rents & services which hereafter shall grow due & payable
       unto the Cheife Lord or Lords of the fee or fees of the said premises for or in respect of his
       or their seigniorie or seigniories also excepted & foreprized And Further the said John
       Baker for himself his heires Executo.rs & Adm.rs & for every of them Doth Covenant promise
       & grant to & with the said Thomas Bayle & Elizabeth his now said wife the daughter
       In Law of the said John Baker their heires Executors & Adm.rs by these presents that he the said
       John Baker & his heires and all & every other p.rson and p.rsons & their heires which now have or
       att any time or tymes hereafter shall or may have or Lawfully Claime or pretend to have
       any Lawfull estate Right title Interest or Inheritance of in or to the said parcell or tract of
       Land or other the said premises Lawfully claiming by from or under the said John Baker by
       his meanes assent privity procurement shall & will att all time & times hereafter at & upon
       the reasonable request and of the propper Costs & Charges in the Law of the said Thomas Bayle
       & Elizabeth his now said wife the daughter in Law of the said John Baker their heires Ext.rs
       or Adm.rs Do make acknowledge execute & suffer or cause to be done acknowledged executed &
       suffered all & every such further Lawfull & reasonable act & acts thing & things devise & devises
       assurance & assurances in the Law whatsoever which shall or may be for the further better
       & more perfect assureing sure makeing & Conveying of the said parcell or tract of Land and
       all & singular other the said premises & every part & parcell thereof with the Appurtenances
       to the Uses Intents & purposes aforesaid & to none other use Intent or purpose whatsoever
