       William Dunkerton is the True and Lawfull Owner of the said land and p.rmisses & every
       part thereof and hath in himself good power true and Lawfull Right Title & authority
       to grant bargaine and sell the same unto the said Robert Hawkins his heires & assignes
       in Manner and forme aforesaid And that the same premisses and every part thereof now are
       and bee free cleare and Clearly acquitted exonerated and discharged of and from all and
       and all manner of former and other Bargaines Sales Gifts Grants Leases Mortgages
       Rents arrearages of rents Wills uses Intailes Statutes Merchant and of the Staple
       Recognizances Judgem.ts extents executions Joyntures Dowers trusts and of and
       from all other estates charges Tytles troubles and incumbrances whatsoever
       except the cheife rent and Services w.ch from hence forth shall grow due to bee
       paid to the Cheife Lord or Lords of the Fee or Fees of the p.rmisses for or in respect
       of his or theire Seigniory or Seigniories And moreover That if default happen
       to bee made of or in payment of the said summe of One hundred and thirty pounds
       Contrary to the Tenor and True meaning of the foresaid Proviso or Condicon then
       hee the said Robert Hawkins his heires or assignes shall and may from and after such
       default of payment made enter into and peaceably and quietly have hold occupy
       possesse and enjoy all and every the said Seaverall parcells of land and premisses &
       receive and take the rents Issues and proffitts thereof to his and theire owne proper
       usses without the Lett Suite Trouble denyall disturbance or Interruption of
       or by the said William Dunkerton his heires or assignes To any of them or of
       or by any other person or persons whatsoever And Lastly it is Covenanted
       and agreed by and between the said parties that Untill default shall bee
       made of or in the payment of the said Summe of One hundred and thirty
       pounds Contrary to the Proviso or Condicon aforesaid the said William Dunkerton
       his heires or assignes shall or may have hold occupy possesse and enjoy the said
       Seaverall percells of land and all other The p.rmisses afore menconed or Intended
       to bee hereby granted bargained and sold and take and receive all the Rents
       Issues proffitts Thereof to his and theire owne proper use and benefitt w.thout
       the lett suite Trouble denyall disturbance or Interrupcon of or by the said
       Robert Hawkins his heires Executo.rs adm.rs or assignes or any of them In
       Witnesse whereof the parties aforesaid to these p.rsent Indentures Interchangeably
       have sett theire hands and seales the day and yeare first above

       This Indenture made the fifth day of the Month of Septemb.r
       Annoq Domini 1677 And in the nine and Twentyeth yeare of the Reigne of our Soveraigne
       Lord Charles the Second by the grace of God King of England Scotland France & Ireland defend.r
       of the faith &c.a Between Robert Hawkins late of Baltemore County in y.e Province
       of Maryland But now of London Roapmaker of the one part and William
       Dare of Maryland aforesaid Merchant of the other part Witnesseth that the
       said Robert Hawkins for and in Consideracon of a certaine Competent summe of
       Lawfull Money of England to him the said Robert Hawkins in hand paid at & before
       thensealeing and delivery hereof by the said William Dare the receipt whereof hee
       the said Robert Hawkins doth hereby acknowledge & himself to bee thereof and therew.th
       fully satisfied and paid and thereof and of every part and parcell thereof doth Clearly acquitt
       and discharge the said William Dare his Executo.rs and adm.rs for ever by these p.rsents &
       for divers other good and valluable causes & Consideracons him the said Rob.t Hawkins
       thereunto especially Moveing Hath granted bargained sould aliened assigned transferred
       and sett over and by these p.rsents doth fully and absolutely Grant bargaine sell alien
       assigne Transferr & sett over unto the Said William Dare All that parcell of
