RIVERDALE

now is known as Queensbury Road (formerly Madison Avenue)
as the same is recorded in a plat in Liber J.W.B. No. 5,
Folio 688, of the Land Records of Prince George's County,
proceeding easterly to 48th Avenue (formerly Arthur
Avenue) thence south through the center of 48th Avenue to
Riverdale Road (formerly Jefferson Avenue) thence east
through the center of Riverdale Road to 49th Avenue
(formerly Columbia Avenue) thence north through the
center of 49th Avenue to Tuckerman Street (formerly
Monroe Avenue) thence north on the eastern boundary of
Lot 38, Block 1, Riverdale Park Subdivision, thence
westerly along the rear of properties abutting and on the
north side of Tuckerman Street, i.e., Lots 24 through 37,
Block 1, Riverdale Park Subdivision, thence northwesterly
along the eastern side of B&O Railroad right-of-way to a
point where the northern boundary of Riverdale coincides
with southern boundary of College Park, thence westerly
along the rear of properties facing Albion Road to the
south, to the eastern side of Baltimore Avenue, the place
of beginning.

Beginning at a point on the north side of Lot 38,
Block 1, Riverdale Park Subdivision, and proceeding
southerly on the east side of Lot 38, then on a line
through the center of 49th Avenue (formerly Columbia
Ave.) to Riverdale Road (formerly Jefferson Avenue)
thence southerly along west side of and easterly along
the rear of boundaries of properties abutting Riverdale
Road on the south, being Lots 1, c, d, e, f, and g, Block
48, and Lots 1 through 10, Block 49, thence north along
east boundary of Lot 10 and across Riverdale Road, thence
westerly along north side of Riverdale Road and northerly
50 ft. east of Block 38, Riverdale Park Subdivision,
which is the western boundary of Maryland
National—Capital Park and Planning Commission parkland,
thence easterly and northerly to the rear of properties
abutting on 51st Avenue to the east, being Lots 3 through
16, Block 1, Green's Addition to Riverdale Park, thence
west to the east side of 51st Avenue, thence north to the
southern boundary of ACF Industries, Inc., thence east to
the Maryland—National Capital Park and Planning
Commission's boundary east of the Northeast Branch of the
Anacostia River, thence northerly to the southern
boundary of the City of College Park as defined in
Chapter 703, Laws of Maryland of 1951, thence westerly
and southerly and then westerly again to the east line of
the B&O RR right—of—way, thence southerly along the east
side of the B&O RR right—of—way to the rear of properties
abutting on the north side of Tuckerman (formerly Monroe
Avenue) and thence east along the rear of these
properties, i.e., Lots 24 through 37, Block 1, Riverdale
Park Subdivision to the north side of Lot 38, the place
