       Perches then South twenty five degrees West forty eight Perches
       ^then south Eighty five Degrees East two hundred & ten Perches then East forty two Perches then North thirty one Perches^ then North Eighty five degrees West one hundred perches and then
       with a Streight line to the first Beginning Containing and
       now laid out for Eighty degrees Acres of Land more or Less Together
       with all and singular the Edifices Buildings Improvements
       and Appurtenances and the Revertion & Revertions Remainder &
       Remainders Rents Issues and Profits thereof and every part and
       parcell thereof and also all the Estate Right Title Interest use
       Trust Property Claim and demand Whatsoever of them the
       said Benjamin Talbott and Sarah his Wife and their heirs
       of into or out of the Premisses and Appurtenances and every part
       or parcell thereof To Have and to hold the said Tract or parcell
       of Land so as aforesaid described Together with all and singular
       the Premisses and Appurtenances to the same Tract or Parcell
       of Land belonging or in any wise Appurtaining hereby
       Bargained and Sold or Meant Mentioned or Intended so to be
       unto him the said John Hammond his heirs and assigns
       to the only proper use and Behoof of him the said John Hammond
       his Heirs and Assigns And the said Benjamin Talbott and
       Sarah his Wife for themselves their Heirs Executors and
       Administrators doth hereby Covenant grant and Agree to
       And with the said John Hammond his heirs and Assigns That
       they the said Benjamin Talbott and Sarah his Wife their
       Heirs Executors or Administrators the aforesaid Tract or parcell
       of Land and Premisses so as aforesaid described with all and every
       its rights members and appurtenances from and Against
       them the said Benjamin Talbott and Sarah his Wife and their
       heirs and from and against all and every other person or
       Persons Whatsoever Claiming or to Claim from by or under
       them the said Benjamin Talbott and Sarah his Wife or their
       Heirs shall and will well and truly Warrant and forever defend
       by these presents unto the said John Hammond his Heirs and
       Assigns And further the said Benjamin Talbott and Sarah his
       Wife for themselves their Heirs Executors and Administrators
       doth hereby covenant promise grant and agree to and with
       the said John Hammond his Heirs and Assigns That they
