       forty Eight Perches on the Seventh Line of the said Gaithers Chance
       and Runing thence south twenty five Degrees west twelve perches
       then South nine Degrees East two hundred and twenty
       four perches to the end of fourteen perches on the sixteenth
       Line of the said Gaithers Chance then East fifty four perches
       north five and a half Degrees East forty nine perches
       North thirty five Degrees East two hundred and four perches
       then by a Straight Line to the Beginning Containing and
       now Laid out for one hundred and seventy seven and a half
       Acres of Land more or Less together with all and Singular
       Edifices buildings improvements and appurtenances
       and the Revertion and Revertions Remainder and Remainders
       Rents Issues and Profits thereof and of Every Part and Parcell
       thereof and also all the Estate Right Title Interest use
       trust property Claim and Demand whatsoever of them the
       said John Hammond and Ann his Wife and their Heirs
       of into or out of the premisses and Appurtenances and
       Every Part or Parcell thereof To Have and To hold the said
       tract or Parcell of Land so as Aforesaid Described together with
       all and every singular the Premisses and Appurtenances
       to the same tract or Parcell of Land belonging or in any wise
       appurtaining hereby Bargained and Sold or meant mentioned
       or intended so to be unto him the said Benjamin Talbott his
       heirs and Assigns to the only Proper use and behoof of him
       the said Benjamin Talbott his heirs and Assigns and the
       said John Hammond and Ann his Wife for themselves there
       heirs Executors and Administrators doth hereby Covenant
       grant and Agree to and with the said Benjamin Talbott
       his heirs and Assigns that they The said John Hammond
       and Ann his wife there heirs Executors or Administrators
       the aforesaid Tract or parcell of Land and Premisses so as
       aforesaid described with all and every its Rights and members
       and Appurtenances from and against them the said John
       Hammond and Ann his wife and there heirs from and
       against all and every other Person or Persons whatsoever
