       of these Presents the Receipt whereof they do hereby Acknowledge and from every part
       and Parcell thereof do exonerate Acquit and Discharge the aforesaid James his
       Executors and Administrators forever have Granted Bargained and Sold aliened released
       released enfeoffed and Confirmed And by these Presents do freely and Absolutely
       give Grant Bargain and Sell alien release enfeoffe convey and Confirm unto the
       aforesaid James Smith his Heirs and Assigns forever All that Tract of Land called  
       Newberry Originally Granted unto John Pottinger on the eleventh day of November
       in the Year of our Lord Seventeen hundred and Twenty six then lying in
       Prince Georges County Containing Ninety eight Acres as by Patent Recorded in
       Liber P L N.o foll 404 may Appear (which said Tract by sundry mesne Conveyances
       became the Estate of John Purnell who devised the same to his son Richard
       his Heirs att Law but that if his said son Richard dyed without issue
       or before Twenty one Years of Age then the said Land he Devised unto his
       Wife Sarah and her Heirs forever as by the same Bill bearing date the sixth day of April
       seventeen hundred and fifty four may Appear And the af.d Richard Purnell dying in
       his Minority without issue the same Tract of Land became the Estate of the said
       Sarah who Afterwards Intermarried with the af.d Hopewell and is the af.d Sarah Keene
       Party to these Presents) together with all Houses Outhouses, Orchards, Gardens,
       fences, Trees Timber, Waters, Ways and others ^the^ Previledges and Appurtenances Advantages
       unto the same Tract of Land and every part thereof belonging or in anywise
       Appurtaining and the Reversion and Reversions Remainder and Remainders
       and Remainders of all and Singular the said Parcell of Land with the
       Hereditaments and Appurtenances hereby Granted and every Part and Parcell
       thereof and all rents Issues Services and Profitts to the same belonging or in
       anywise Appurtaining And all the Estate Right Title Interest Claim and
       Demand Whatsoever of them the said Land Hopewell and Sarah and
