       and from thence to the Beginning it being part of two Tracts of
       Land Called Best Indeaver and Sedgly formerly the Property
       of a certain John Webster of the Said County and Province
       who by his last will and Testament Devised a Certain
       Part thereof to his Daughter Sarah the wife of him
       the Said Antill Deaver part of the Said Devise we
       the Said Antill Deaver and Sarah Deaver for the
       Considerations above mentioned do Give Grant Alien
       Enfeof Ratify Confirm and make over unto him
       the Said John Deaver his Heirs and Assigns for
       Ever free and Clear of all Incumbrances from by or
       under us or our heirs and further we the Said Antill
       Deaver and Sarah Deaver for our Selves and our
       Heirs Exer.s or Adm.rs Covenants and agrees to and with
       him the Said John Deaver and his heirs and assigns
       that all that part or parcell of Land Bounded as above
       Expressed Containing Ninety Acres more or less that he
       the Said John Deaver and his Heirs and assigns
       Shall Shall and may have and peaceably Enjoy from
       us or our heirs or any person freely ^from by^ or under us or our
       Heirs and further we the Said Antill Deaver & Sarah
       Deaver Covenants and agrees to and with him the Said
       John Deaver and Sarah Deaver and our heirs shall
       and will at all times hereafter make do or Execute any
       further act Deed thing or things in the Large ^Law^ for the
