       of Land lying in Prince Georges County aforesaid being Part
       of a Tract Called Chaffys Delight Inlarged, and all that Remains
       of the Said Tract now in the Possession of the Edward Riston
       Beginning at a Small Dogwood Tree Markd and Supposed
       to Stand about Fourteen Perches distant from the end of the
       West line that Intersects the South line of Jeremiah Berrys Land
       Called Lads Desire and running thence North twenty two degrees
       West twenty Six Perches North Sixty three degrees West fourteen
       Perches North twenty one degrees West twenty Six Perches
       North two degrees West Twenty Six Perches North East
       forty four Perches South Sixty five degrees East Ten Perches
       South thirty Seven degrees East Twenty Six Perches South
       twenty one degrees West thirty Six Perches South thirty four
       degrees East Sixty four Perches then by a Streight Line
       to the beginning aforesaid, Containing by Estimation and
       now Laid out for thirty Acres more or less To Have
       and to Hold the Land and Premises before mentioned
       unto him the Said Edward Sprigg his Heirs and Assigns
       for ever and to no other use intent or Construction and the
       Said Edward Riston doth hereby further Covenant and
       affirm that he hath in him full and Absolute Power and
       Authority to dispose of the Land and the Premisses
       appurtaining Clearly acquitted of and from all incumberances
       or Dispute whatever and that the the Said Edward Riston, his
       Heirs Executors Administrators or Assigns Shall and will
       at any time hereafter Sign Seal and fully Execute any other
       Deed or Conveyance for the more Sure and effectual Right &
       Title of the Land and Premisses aforesaid and the Same
       shall and will Warrant and for ever Defend from and
