       of a hill near the Plantation whereon M.r Thomas Hodgkins now Dwells
       and running Thence North fifty two Degrees west Sixty four perches to a
       White oak on the head of a small branch thence running with the
       said Branch the following Courses Viz.t North thirty six Perches then
       North Twenty six Degrees west twenty fourt Perches then North forty
       four Degrees west thirty two Perches then North twenty three Degrees
       West ten Perches then North Eleven Degrees West ^twelve^ twenty Perches then
       north twelve Perches to the main Branch of Mattapany Creek
       Thence Running up the said main Branch the following Courses, Viz.t
       south seventh three Degrees west thirty Perches then south twelve
       Perches south fifty Six Degrees west twelve Perches south sixty
       Eight Degrees west twenty Perches then south five Degrees west
       twenty two Perches then south forty four Degrees west fourteen
       Perches then north Eight seven Degrees west Eighteen Perches
       Then North fourteen Degrees west six perches then north fifty three
       Degrees west twelve Perches then north seventy Degrees west
       Nineteen Perches then north forty Degrees west ten perches To a
       Bounded tree of the Land of John Smith Deceased ^now^ in the possession
       of M.r John Bowies Land formerly Smiths two hundred and twenty
       two perches till it Intersects the Land of Major Sewall Dec^e^ased now
       in the Possession of M.r Thomas Contee thence running with the
       Lines afs.d Thomas Contee's Land formerly Sewall's the following
       Courses Viz.t North fifty seven Degrees East seventeen perches then
       North Seventy Seven Degrees East forty two Perches then north
       Seventy Degrees East twenty Eight perches to a Large white oak
       of the Land of M.r Thomas Smith Deceased sold the late Philip
       Lee Esq near Nottingham road then with said Smith's Land
       North Sixty three Degrees East one hundred perches then with a
       Straight Line to the Beginning Containing two hundred and
       fourteen acres more or Less with all Building Gardens ^Orchards^ Profits
