           James Brooke being Legally Seized and entituled of and in
       Two Tracts or Parcels of Land herein named Viz.t part of
       Charley Forrest containing One thousand and eighty Acres, and
       Brooke Bottom containing Five hundred Acres, all the Said Tracts
       or Parcels of Land lying and being situate in Frederick County
       aforesaid for and in Consideration of the Sum of four hundred
       and Sixty four Pounds Sterling Money to him the said James
       Brooke in hand paid by the said Philip Thomas Junior
       the Receipt whereof he the Said James Brooke doth hereby confess
       and Acknowledge Hath granted, bargained, Sold conveyed aliened
       Transferred and made over and by these presents doth grant
       bargain Sell convey alien transfer and make over unto him
       the aforesaid Philip Thomas Junior his heirs and assigns afs.d
       for ever all the afore mentioned Tracts or Parcels of Land called
       Charley Forrest and Brooke Bottom containing in the whole
       the Quantity of one thousand five hundred and eighty Acres of
       Land more or less according to the Original Meets and Bounds
       thereof as they are mentioned and expressed in the Several
       Deeds & Pattent thereof, together with all Woods Timber Houses
       Edifices Buildings Orchards Gardens Pastures Meadows
       Cultivations and Improvements thereon or thereunto belonging
       or in any wise appertaining And the Reversion & Revertions
       Remainder and Remainders, Rents and Services of the said
       Premisses and of every part and Parcel thereof with the
       Appurtenances To have and to Hold the aforesaid Tracts
       or Parcels of Land and Premisses above mentioned and every
       part and Parcel thereof unto him the aforesaid Philip
       Thomas Junior his Heirs and Assigns forever Provided
       Always and upon Condition Nevertheless that if the aforesaid James
       Brooke his Heirs Executors Administrators or assigns shall
       well and truly pay unto the aforesaid Philip Thomas Junior
