       to be fully satisfied contented and paid Hath Given Granted
       Bargained Sold Aliened Released and Confirmed unto him the said Joseph
       and by these presents doth give, grant, Bargain, Sell, Aline Release
       and confirm unto him the said Joseph Howard his heirs & assigns
       forever all his the said Richard Pools Right Title Interest and
       Property of in and to all that Tract of Land called Pooles Desire
       lying Scituate in Baltimore County beginning at Three bounded
       Chestnut Saplings Standing on a knowl on the west side of a
       Branch called the bare stone Branch and running thence South
       Fourty Degrees East Forty Two Perches then south Forty four
       Perches then East sixteen perches then south fifteen Degrees
       West Twenty six perches then West Twenty perches then North
       Twenty Degrees West Thirty six perches then North Eighty Degrees
       west twenty six perches then North Ten Degrees West sixty
       five perches then with a streight Line to the first beginning containing
       and laid out for Twenty Six Acres of Land more or Less togeather
       with all and singular the Premises and appurtenances to the said
       Tract of Land belonging or in any Wise appertaining To have and
       to hold the said Tract of Land and Premisses With its Appurtenances
       unto him the said Joseph Howard his heirs and assigns forever to the
       only proper use and behoof of him the said Joseph Howard his
       Heirs and assigns and to no ot her use intent or purpose whatsoever
       and the said Richard Pool for himself and his heirs doth hereby Covenant
       Promise Grant and agree to and with the said Joseph Howard his
       Heirs and assigns forever that he the said Richard Pool and his
       Heirs shall and will from time to time and at all times forever
       hereafter Warrant and defend the said Tract of Land and Premisses
       with its appurtenances against all manner of persons Claiming or to
       Claim any Right Title or Interest unto the afs.d Tract of Land and
       premisses with its appurtenances as from by or under him the said
       Richard Pool or his heirs and the said Richard doth further Covenant
       for himself and his heirs to and with the said Joseph Howard
       his heirs and assigns that he the said Richard Pool and his heirs
