       George Darby at or before the sealing and Delivery of these presents
       the receipt whereof the said Jeremiah Virgin doth hereby acknowledge
       himself fully satisfied with and for divers other good Causes him hereunto
       moveing, hath given, granted Bargained, sold, aliened, Enfeoffed and Confirmed
       and by these presents, doth Clearly and absolutely, give, grant, Bargain, &
       sell, Alien, Enfeoff, and Confirm, unto the said George Darby, his heirs &  
       assigns for Ever all that part of a Tract of Land called Dickasons Delight
       Lying formerly for Prince Georges County, but now in Frederick County, in the
       Branches of Patuxent River Commonly Called and known by the name of
       Snowdens River, & Hawlings River, bounded by the following Lines
       Begining at the End of the sixth Line of Dickasons Delight & Running
       thence Reverse of the said line, south thirty two perches, to Hawlings River,
       then by and with y.e said River, to the mouth of the same River, where it
       Emtyes it self into the afs.d River, Called Snowdens River, thence north forty
       Degrees East Eight Perches to Intersect the given line of the af.d Dickasons
       delight, then by and with the given line of the afs.d Land Reverst, to the begining
       place Containing and laid out for fourteen & one quarter Acres of Land more or less
       togeather with all messuages, Tenements, dwellings Improvements Commoditys
       advantages and appurtenances Whatsoever to the same belonging, or in any
       wise appertaining To have and to hold the said Tract or parcell of
       Land and Premisses afs.d with the appurtenances unto the said George Darby
       his heirs and assigns forever, and the said Jeremiah Virgin for himself his
       Heirs Executors & administrators doth hereby Covenant Promise agree to &
       with the said George Darby his heirs Executors administrators and every of
       them, by these Presents that the said Jeremiah Virgin of the time of the sealing
       and Delivery of these Presents is seized in his demeayne as of Fee of and in y.e
       Before Bargained Premisses, with the appurtenances of a good sure and Indefeazable
       Estate of Inheritance, In fee simple, free and Clear of all Incombrances whatsoever,
       and is the True and perfect owner of the said hereby Bargained Premisses,
       with the appurtenances and hath in him full power good Right & Lawfull
       Interest & authority to grant Bargain sell and Assigne over the same bargained
       premisses unto the said George Darby and his heirs and assigns forever in the
       manner afs.d that the said Jeremiah Virgin and his heirs and assigns shall and will
       warrant & for ever Defend by these presents in witness whereof the parties above
       named to these present Indenture have Interchangeable set their hand and seal
       the day and year above written
