       herein after released and confirmed or intended so to be Have and each of them Hath
       remised released enfeoffed and confirmed Do and each of them Doth remise release
       enfeoff and confirm unto him the said Gilbert Ireland (in his actual Possession now
       being by virtue of a Bargain and Sale to him thereof made by and between the said
       Parties bearing Date the Day next before the Day of the Date of these Presents for
       one whole Year commencing from the Day next before the Day of the Date thereof
       and by Force of the Statute for transferring Uses into Possession) his Heirs and
       Assigns All those three fourth Parts of a Tract or Parcel of Land situate lying
       and being in Saint Marys County aforesaid called Leith which are bounded as follow
       that is to say Beginning for the Part of Uriah Bradshaw and Elizabeth his Wife
       at the original beginning red Oak of the said Tract of Land and running thence
       South seventeen Degrees West seventy two Perches then East one Degree North one
       hundred and five Perches then North sixty eight Perches then West one Degree South
       eighty four Perches to the first beginning Tree containing Forty Acres of Land more
       or less Beginning for the Part of Clement Stratford at the End of the East one
       Degree North One hundred and five Perches Line to the said Part laid out for
       Uriah Bradshaw and Elizabeth his Wife and running thence East one Degree North
       Ninety five Perches then North sixty eight Perches then West one Degree South
       ninety five Perches then South sixty eight Perches to the Place of beginning for
       the said Part containing forty Acres of Land more or less Beginning for the
       Part of Joseph Alvey and Anne his Wife at the end of the East one degree North
       ninety five Perches Line of the Part laid out for Clement Stratford and running
       thence East one Degree North ninety five Perches thence North sixty eight
       Perches thence West one Degree South ninety five Perches thence South sixty
       eight Perches to the Place of beginning for the said Part containing Forty Acres
       of Land more or less together with all and singular the Houses Edifices
       Buildings Improvements and Advantages to the same three fourth Parts belonging
       or in any wise appertaining And all the Estate Right Title and Interest of the
       said Joseph and Anne his Wife Uriah and Elizabeth his Wife and Clement Stratford
       of into or out of the Premisses hereby bargained and sold or intended so to be and
       of every Part thereof To have and to hold the said three fourth Parts of the
       Tract or Parcel of Land aforesaid and other the Premisses with the Appurtenances
       unto him the said Gilbert Ireland his Heirs and Assigns for ever to the
       Intent and Purpose that the said Gilbert Ireland may be perfect Tenant of
       the Freehold of the said three fourth Parts of the Tract of Land aforesaid and
       Premisses that a common Recovery or Recoverys may be had and suffered thereof
       against him the said Gilbert Ireland at the next ensuing Provincial Term
       and it is hereby declared by and between the said Parties to these Presents
       that whatsoever common Recovery or Recoverys of the said three fourth
       Parts of the Tract of Land aforesaid and Premisses with the Appurtenances is
       are or shall be had or suffered during the said Provincial Term shall be
       deemed construed and taken to be and enure in Manner and Form following
