Ex.d This Indenture made the first day of Sept.mr Anno Dom One Thousand Seven
       Hundred and fifty two Between John Jones of Frederick County in the Colony of Virginia of
       the one part and James Brook ju.r of Frederick County in the Province of Maryland of the
       other part Witnesseth that the said John Jones for and in Consideration of the Sum of twenty
       Pounds Sterling Money of Great Britain to him in hand paid by the said James Brooke at
       and before the ensealing and delivery of these Presents the Receipt whereof he doth hereby
       Acknowledge and thereof and of every part thereof Doth Acquit Exonerate and discharge the
       said James Brooke his Heirs Executors and Administrators Hath Given Granted Bargained
       Sold Assigned Aliened Enfeoffed Transferred and Confirmed And by these Presents Doth
       fully Clearly and Absolutely Give Grant Bargain Sell Assign Alien Enfeoff Transferr and Confirm
       unto the said James Brooke his Heirs and Assigns for ever All that Tract or Parcel of Land
       called Jones.s Bottom Lyining Scituate and being in Frederick County in the Province of
       Maryland on the upper side of Monocosey River Beginning at the Original beginning Tree
       of the afsd Land and running thence North East One hundred & forty four Perches then
       South East One hundred and forty Perches then South West Sixty four Perches then West
       eighty six P.s then by a streight line to the first beginning Containing by Estimation
       One hundred Acres of Land be the same more or less together with all Buildings Improvem.ts
       Woods Underwoods and Appurtenances whatsoever thereon & thereto belonging or in
       any wise to the same or any part or parcel thereof appertaining And all the Reversions
       Remainders Estate Right Title and Interest of him the said John Jones of in and to the
       hereby granted Premisses with all every their Individuals all Evidences Writings
       Patents Conveyances or Minuments of or concerning the said Land and Premisses
       To have and to hold the said One hundred Acres of Land called Jones Bottom and
       Premisses with all and every the Appurtenances unto the said James Brooke his Heirs and
       Assigns for ever And to no other Use Intent or Purpose whatsoever free and clear and freely
       fully Clearly and Absolutely Acquitted Exonerated and discharged of and from all and all
       manner of Incumbrances whatsoever heretofore had made Committed or done by the afsd
       John Jones or by any other Person or Persons whatsoever And the said John Jones doth
       hereby for himself his Heirs Executors and Administrators Covenant and Agree to and with
       the said James Brooke his Heirs and Assigns that he the said John Jones his Heirs Executors
       and Administrators the afsd hereby Granted One hundred Acres of Land and Premisses
       with their Appurtenances unto the said James Brooke his Heirs and Assigns against all &
       all manner of Persons whatsoever shall and will Warrant and for ever hereafter defend and
       also that he the said John Jones his Heirs Executors and Administrators and every of them shall
       and will from time to time and at all times hereafter when he or they shall be thereunto
       reasonably required by the said James Brooke his Heirs or Assigns make do suffer Acknowledge
       or cause to be made done suffered and Acknowledged all such further and other Acts and Deeds
       Conveyances and Assurances whatsoever as by the said James Brooke his Heirs or Assigns
       or his or their Council learned in the Law shall be reasonably devised Advised or Required
       for the better Assuring and sure making the afsd hereby Granted Premisses unto the said James
       Brooke his Heirs and Assigns for ever   In Witness whereof the afsd John Jones hath
       to this present Indenture set his hand and Seal the day and Year above Written
