       County and Province af.d of the other part Witnesseth
       that the same Benjamin Kirby for & in Consideration
       of the Sum of five Shillings Current money of the Province
       af.d to him in hand paid by the same Cornelius Brookesby
       the receipt whereof is hereby acknowledged and for Diverse
       other goods Causes & Considerations him thereunto moveing
       hath granted bargained and Sold & by these presents doth
       grant bargain & Sell unto the Same Cornelius Brookesby
       his assigns all that Tract or Parcell of Land with
       the appurtenances thereunto belonging commonly
       known by the name of Bady Neck lying Scituate &
       being on the North East Side of the Island of Kent in
       Queen Anns County af.d bounding on the North with y.e
       Land of John Russell on the East with the Bay of
       Chesepeak on the West with Coxes Creek on the South
       with a line Drawn East from the end of the line by Coxes
       Creek unto the Said Bay containing and laid out for
       two hundred acres more or less together with all rights memb^e^rs
       and appurtenances thereof and thereunto belonging or in
       any manner appertaining and all the Estate Right title
       and Interest of him the same Benj.a Kirby of in & to the Same
       and every part & parcell thereof with the Reversion and
       Reversions Remainder & Remainders thereof To have &
       to hold all & Singular the Tract or parcell of Land af.d with
       the premisses & appurtenances thereunto belonging unto
       the Same Cornelius Brookesby & his assigns from the
       Day next before the Day of the Date of these presents for &
       Dureing the term of one whole year from thence next
