       af.d half Part or Moiety of Land above mentioned shall hereafter become
       incumbred by means of lying within the bounds of any Elder or more
       Ancient Surveys that then & in Such Case the same shall be at the Sole
       risque of him the said Charles Carroll his Heirs & Assignes & that the
       said Joseph Thomas nor his Heirs shall in any ways be accountable
       And the said Joseph Thomas Doth for himself his Heirs Exors Admors
       Covenant grant & agree to & with the said Charles Carroll his Heirs &
       Assigns shall & may from time to time & at all times hereafter
       Peaceably & Quietly have hold occupy Possess & enjoy all & Singular
       the Land & Premisses abovementioned to be hereby granted and
       Sold with the Appurtenances thereunto belonging without the
       Let Trouble Hindrance Molestation or Denial of him the said  
       Joseph Thomas his Heirs Exors Adm.rs or Assignes & all & every
       other Person or Persons whatsoever Claiming any Right Title
       or Interest thereunto from by or under him them or any of them
       And farther the said Joseph Thomas & his Heirs & all & every other
       Person or Persons & his & their Heirs any thing having or claiming
       in the said Premisses abovementioned or any Part
       thereof by from or under him shall & will at all times hereafter
       at the request Cost & Charge of the said Charles Carroll his Heirs &
       Assigns make do and execute or Cause to be made Done and
       Executed all & every ^other^ such further & other Lawfull & reasonable
       Grant Act & assurance in the Law whatsoever for the further
       better & more perfect granting conveying & assuring the said
       Premisses hereby granted with the Appurtenances unto the
       said Charles Carroll his Heirs & assignes to the only Proper Use &
       behoofe of him the said Charles Carroll his Heirs & Assignes for Ever
       according to the true intent & Meaning of these Presents as by
       the said Charles Carroll his Heirs or Assignes or his or their Counceller
       learned in the Law shall be reasonably Devised advised
       & required In Witness whereof the Parties abovementioned
       have hereunto sett their Hands & Seals the Day & Year above
       written
Sealed & Delivered                     Joseph Thomas
in Presence of                  On the Back of the aforegoing Deed was thus
