Ex.d To all Persons to whom these Presents shall come Charles Carroll of the
       City of Annapolis in the Province of Maryland Chyrurgeon sendeth Greeting
       Know Ye that for and in Consideration of the Natural Love and Affection
       I bear to my Dear and well Beloved Son Charles Carroll of the same city
       as also for Divers other good Causes and Considerations and for the Sum of     
       five Shill Sterl Money of Great Britain in hand Rec.d Have Given
       Granted Bargained Sold Aliened Enfeoffed and Confirmed And by these
       Presents do Give Grant Bargain Sell Alien Enfeoffe and Confirm unto
       him the said Charles Carroll my Dear and well Beloved Son All that Tract
       or Parcel of Land called the Coves Originally Purchased by me of Thomas
       Clegget of Prince Georges County Resurvyed by me And by Patent of
       Confirmation thereof Granted unto me Bearing Date the thirtieth Day
       of August One Thousand Seven Hundred thirty and Eight Containing
       One Thousand Seven Hundred and Seventy Acres of Land according to
       the said Resurvey and Patent Reference thereto being had may
       appear As also all that Tract of Land called Lecfford Grant unto Edw.d
       Coyle of Baltimore County for One Hundred and Seventy one Acres of
       Land bearing Date the Ninth Day of June Seventeen hundred and
       twenty & Seven as by the Patent thereof may appear both Contiguous
       Situate lying & being in Baltimore County near the Falls of Patapsco
       called Jones Falls the said Lecfford having been Conveyed to me
       by Ann Burton Coyle Alias Mattingly Daughter and Surviving Heiress
       at Law of the said Edward Coyle and Clement Mattingly her
       Husband by Deed Indented and Recorded in the Provincial Records
       bearing Date the first Day of September One Thousand Seven
       Hundred thirty and six together with all the Buildings Profits and
       Advantages on the said two Tracts of Land being belonging and appertaining
       To have and to hold unto him the said Charles Carroll
       his Heirs and Assigns for Ever to and for his proper Use and behoof
       and to no other use purpose or Intent Whatsoever the ^said^ Tracts of
                                                                                              (Land)
